Family House - Marylebone

 

Owned by the same family for over 30 years and originally subdivided into flats, the client wishes to thoughtfully renovate this 5 storey Grade II Listed Georgian house, to make it work flexibly to meet the family's needs today and in the coming years. Mindful of its historic setting, a number of possible options were examined In the early stages, to establish how best to improve and modernise the existing layout for the client.

The upper and lower floors will be reconfigured to provide much needed ensuite accommodation, semi independent spaces for the extended family and guests and adaptive to allow accessibility in future years. Well proportioned 'classical' reception rooms at first floor and ground floor will be preserved and augmented by a new winter garden opening on to a roof terrace.

Levels of natural light will be enhanced and further exterior views created with the addition of new windows and structural glass rooflights to rear elevations. Roof mounted photo-voltaic cells will enhance the buildings green credentials. On the strength of this project, wcjw has been commissioned to start work on the reconfiguration of a listed apartment building nearby.

Construction Phase services ongoing: Planning permission and Listed Building Consents have been granted. Detail design development and drawings have been carried out pre-tender. Planning conditions part discharged - the project is being carried out in phases to enable the client to remain in the property. Applications for ‘variations’ to the original consents are ongoing.

wcjw have been commissioned to carry out concept designs/ feasibility study for the conversion of a nearby grade II listed house re-configuration as apartments or single dwelling. To be followed by Pre-App/ Planning application.
